Parque Una

Parque Una is taking shape in the west zone of São José dos Campos, on a 560,000 square meter plot that until recently was known locally as "the cows' land." There, Idealiza Cidades is building an entire neighborhood from scratch.

Tree-lined streets with over 10,000 native species, underground power lines, piped gas and infrastructure designed for people who want to live, work and enjoy the city on foot. Sixty mixed-use towers are planned across eight years of development.

With an estimated total value of R$ 11 billion and the first launches expected in 2026, Parque Una is the largest planned neighborhood under construction in Brazil.

Jardim Aquarius, west zone

Parque Una sits in the Jardim Aquarius area, one of the fastest-growing parts of São José dos Campos. Minutes from Avenida Cassiano Ricardo, the neighborhood connects residents to the best of the city without needing a car for everything.

The 15-minute city concept guides the project. Housing, work, leisure, retail and services are all within walking distance, in a neighborhood designed for people first and vehicles second.

Parque Una uses the CPTED method, which prevents crime through urban design. Efficient lighting, natural surveillance, access control and two security centers with analytical cameras connected to SJC's Security Center.

A walkable city

Wide sidewalks, bike lanes, calm streets that reduce traffic by design and integrated public transport. Parque Una was designed so that a car is an option, not a necessity.

Complete infrastructure

Underground power lines, piped gas, smart drainage and tree-lined streets with native species. Everything that is usually hidden was planned here from day one.
